For landlords, we advise on the grant of new leases, lease renewals, assignments, underlettings, licences to assign, licences for alterations, and lease terminations. For tenants, we provide strategic advice throughout the lifecycle of a lease, from negotiating the terms of a new letting through to obtaining landlord’s consents and advising on assignments, underlettings and lease renewals. We also advise on deeds of variation where commercial arrangements evolve and prepare options to renew and reversionary leases to provide long-term certainty where appropriate.

We encourage clients to involve us at the earliest opportunity, ideally when heads of terms are being negotiated. Early legal input allows key commercial and legal issues to be identified before positions become fixed, helping to avoid unnecessary risk, preserve negotiating flexibility and ensure the final documentation accurately reflects the agreed commercial intent.
