A clear guide to the cost of buying, selling and remortgaging your home.
We believe in being straightforward about costs. Before you instruct us, you'll always know what you're likely to pay and what's included. If your transaction turns out to be more involved than expected, we'll tell you that before we go any further.
The fees below are intended to give you a clear starting point. Our legal fees are shown excluding VAT, which is charged at 20%. On top of our fees you'll pay disbursements (costs we pay to third parties on your behalf, such as searches and Land Registry fees), which are listed separately below.
Every property is different. Once we understand the specifics of your transaction, we'll give you a written quote tailored to your circumstances.
Residential sales and purchases
Our legal fees for a sale, purchase or remortgage depend on the value of the property and whether it is freehold or leasehold. The fees in the table below are our professional charges and exclude VAT at 20%.

Searches and disbursements
Disbursements are additional costs such as search fees and banking charges which we pay on your behalf as part of carrying out the transaction for you.

Purchases
Our standard search pack, including an Environmental Search, a Regulated Local Authority Search and a Water & Drainage Search, costs £265.80 including VAT. However, costs may vary depending on the Local Authority or specific lender requirements, and additional searches may be required depending on the location of your property.

Land Registry fees
Land Registry fees depend on the value of the property and the type of transaction. Further information is available at gov.uk.
Stamp Duty Land Tax
The amount of Stamp Duty Land Tax payable depends on the purchase price of your property and your particular circumstances. You can calculate the amount you will need to pay using HMRC's website, or, if the property is located in Wales, using the Welsh Revenue Authority's website.

Potential additional disbursements
These fees vary from property to property and can on occasion be significantly more than the ranges given above. We can give you an accurate figure once we have sight of your specific documents.
For leasehold properties, you should also be aware that ground rent and service charge may apply throughout your ownership of the property. We will confirm the ground rent and the anticipated service charge as soon as we receive this information. For freehold or leasehold properties on managed estates, an estate charge may apply.
Leasehold properties can attract additional fees to deal with the management company information and requirements on completion. These fees will depend on your particular property, and we can advise further on sight of the title documents.
A note on VAT
Our professional fees are subject to VAT at the current rate of 20%. Some disbursements attract VAT and some do not; where a cost is shown "plus VAT" the VAT will be added at the current rate. We'll set out the full picture, including all applicable VAT, in your written quote before any work begins.
